These Terms and Conditions apply to all bookings made with Nàdar (“we”, “our”, “us”).

By making a booking, the lead guest confirms that they have read, understood and agree to these Terms and Conditions on behalf of all members of their party.

A booking is confirmed once full payment has been received and a booking confirmation has been issued.

All bookings must be paid in full at the time of booking.

Prices are quoted in Pounds Sterling (£) and include VAT where applicable.

We reserve the right to refuse or cancel bookings where payment has not been successfully processed.

A £250 security deposit will be required for all bookings.

The security deposit will normally be taken as a card pre-authorisation on or shortly before the day of check-in.

The deposit may be used to cover:

  • Damage to the accommodation or its contents.
  • Missing items.
  • Excessive cleaning costs.
  • Breach of these Terms and Conditions.
  • Damage to outdoor facilities, including fire pits, saunas and outdoor furniture.

Any unused portion of the deposit will be released within 7 days of departure, subject to inspection of the accommodation and facilities.

30 or more days before arrival:

  • Free cancellation.
  • A full refund of monies paid will be issued.

14–29 days before arrival:

  • 50% of the total booking value will be refunded.

0–13 days before arrival:

  • No refund will be provided.

Guests are strongly encouraged to obtain suitable travel insurance.

Requests to change booking dates are subject to availability and are not guaranteed.

Where a date change is approved more than 14 days before arrival, Nàdar may transfer the booking value to alternative dates within 12 months of the original arrival date.

Any difference in accommodation rates will be payable by the guest.

In exceptional circumstances beyond our reasonable control, we may need to cancel a booking.

If this occurs, guests will receive a full refund of monies paid. Our liability shall be limited to the amount paid for the booking.

We shall not be liable for travel costs, alternative accommodation costs, loss of enjoyment or any indirect or consequential losses.

Check-in is available from 3:00 pm on the day of arrival.

Check-out is by 11:00 am on the day of departure.

Guests are kindly requested to vacate the accommodation by the stated check-out time to allow sufficient time for cleaning and preparation for incoming guests.

Requests for early check-in or late check-out are welcomed and will be accommodated where possible, subject to availability and operational requirements. Unfortunately, early check-in and late check-out cannot be guaranteed and should not be assumed unless confirmed in writing by Nàdar prior to arrival.

Additional charges may apply where extended access has been agreed.

Guests are kindly requested to notify Nàdar when they have departed the accommodation and vacated the property. This helps us ensure the accommodation is secure and allows housekeeping to begin preparing for incoming guests.

Each shepherd’s hut is designed to accommodate a maximum of two adults.

Infants and young children are welcome and may stay in an appropriately sized travel cot or other child sleeping arrangement provided by the guest or by Nàdar where available.

The maximum occupancy stated in the booking confirmation must not be exceeded without prior written agreement from Nàdar.

Additional adults may not stay overnight unless expressly approved by Nàdar.

Guests must ensure that all occupants are declared at the time of booking.

Children are welcome at Nàdar but remain the responsibility of their parent or guardian at all times.

Parents and guardians must supervise children throughout their stay, particularly around:

  • Fire pits and outdoor cooking facilities.
  • The sauna.
  • The outdoor shower.
  • Gravel paths and landscaped areas.
  • Any outdoor furniture or equipment.

Nàdar accepts no responsibility for accidents or injuries arising from a lack of appropriate supervision.

Guests agree to:

  • Treat the accommodation, grounds and facilities with care.
  • Leave the accommodation in a clean and reasonable condition.
  • Respect neighbouring properties and other guests.
  • Follow all safety instructions provided.
  • Report any damage or maintenance issues promptly.

Guests are responsible for any damage caused by themselves or members of their party.

Nàdar is intended to provide a peaceful retreat environment.

Quiet hours apply between 10:00 pm and 8:00 am.

Excessive noise, parties, amplified music, disruptive behaviour or conduct that negatively affects other guests may result in immediate termination of the booking without refund.

Smoking and vaping are not permitted inside any accommodation unit.

Evidence of smoking or vaping indoors may result in additional cleaning charges and deductions from the security deposit.

Nàdar is situated within a natural environment surrounded by working farmland, wildlife habitats, wildflower meadows and productive growing areas.

We are fortunate to regularly host a variety of wildlife on site, including hares, ground-nesting birds and other native species, and we work hard to create a peaceful environment that supports local biodiversity.

For these reasons, pets are not permitted at Nàdar. This includes dogs, cats and all other companion animals. Guests who arrive with a pet may be refused check-in or asked to leave the property without refund.

This restriction does not apply to assistance dogs where required by law. Guests travelling with an assistance dog are asked to notify Nàdar at the time of booking wherever possible.

Guests use fire pits and outdoor fire facilities at their own risk.

Guests must:

  • Follow all fire safety guidance provided.
  • Never leave a fire unattended.
  • Ensure fires are fully extinguished before leaving the area or retiring for the evening.
  • Supervise children at all times around fires.
  • Use only approved fuels.

The burning of rubbish, plastics, treated timber or any unauthorised materials is prohibited.

Nàdar reserves the right to prohibit fires during periods of high fire risk, severe weather or where safety concerns arise.

Guests are liable for any damage, injury or costs arising from misuse of fire facilities.

Where provided, cooking rings and outdoor cooking equipment must be used in accordance with the instructions supplied.

Guests are responsible for ensuring food is prepared safely and that equipment is cleaned after use.

Cooking equipment must not be removed from the property.

Where included, an initial supply of firewood will be provided.

Additional firewood bundles may be purchased during your stay, subject to availability and current pricing.

Guests must not collect timber, branches or other natural materials from the Nàdar grounds or surrounding countryside for use as fuel.

Guests use the sauna entirely at their own risk.

Guests should not use the sauna if they are under the influence of alcohol or drugs, have a medical condition that may be adversely affected by heat exposure, or have been advised by a medical professional not to use saunas.

Children must be supervised by a responsible adult at all times.

Guests must follow all operating instructions provided.

Nàdar accepts no responsibility for illness, injury or adverse health effects arising from sauna use except where required by law.

Nàdar is a nature-based retreat situated within a rural countryside setting surrounded by working farmland, wildlife habitats, wildflower meadows, gardens, growing areas and natural landscapes.

By booking with Nàdar, guests acknowledge that rural environments differ from urban and suburban locations and may include features and activities beyond our control.

Access to Nàdar is via a rural single-track access road. Whilst suitable for standard passenger vehicles, guests should be aware that the road surface may be uneven in places and may contain potholes, loose gravel, mud, standing water or other typical rural road conditions.

Guests are expected to drive with due care and attention and at a speed appropriate to the conditions.

Parking is provided for guests during their stay. Vehicles, their contents and any personal belongings are parked and left on site entirely at the owner’s risk.

Nàdar is situated amongst working farmland and agricultural land. Guests may occasionally experience normal rural activities including, but not limited to:

  • Tractors and agricultural machinery.
  • Livestock and animal movements.
  • Grass cutting, harvesting and other seasonal farming operations.
  • Agricultural vehicles using local roads.
  • Natural countryside sounds.
  • Seasonal land management activities.

The grounds and surrounding area support a variety of wildlife, birds, insects and other native species. Guests may encounter wildlife during their stay and are asked to respect the natural environment and avoid disturbing animals or habitats.

These activities and natural features form part of the character of the surrounding landscape and are outside the control of Nàdar.

Many of Nàdar’s facilities and experiences are located outdoors and are therefore affected by weather conditions and the natural environment.

From time to time, facilities including fire pits, outdoor cooking equipment, saunas, outdoor showers, seating areas and walking routes may be unavailable, restricted or temporarily closed due to adverse weather, elevated fire risk, maintenance requirements, health and safety considerations, or other circumstances beyond our reasonable control.

Whilst we will make every reasonable effort to ensure facilities are available during your stay, we cannot always guarantee uninterrupted access to all facilities.

The temporary unavailability of any outdoor facility or amenity shall not constitute a breach of contract and will not entitle guests to a refund, compensation or cancellation of their booking.

Guests are responsible for assessing weather forecasts, road conditions and travel arrangements prior to departure.

If guests choose not to travel due to forecast or actual weather conditions, cancellations will be treated in accordance with the standard cancellation policy unless Nàdar is legally required to close or access to the property is impossible due to circumstances beyond the guest’s control.

Guests are strongly encouraged to obtain suitable travel insurance to cover cancellation, travel disruption and adverse weather.

The accommodation operates using a sewage treatment plant system.

Only sewage treatment plant safe products may be used within the accommodation.

Guests must not flush or dispose of:

  • Wet wipes, including biodegradable varieties.
  • Sanitary products.
  • Nappies.
  • Cotton buds.
  • Paper towels.
  • Cooking fats or oils.
  • Chemicals, solvents or cleaning products.

Guests may be charged for any costs arising from misuse of the sewage treatment plant system.

Breakfast hampers, BBQ hampers and other optional extras must be ordered no later than 48 hours before arrival unless otherwise agreed.

All orders are subject to availability.

Due to the perishable nature of food products, hamper orders are non-refundable within 48 hours of arrival or delivery.

Guests must notify Nàdar of any allergies or dietary requirements when ordering. While every effort will be made to accommodate dietary requirements, we cannot guarantee an allergen-free environment.

Nàdar is in a rural environment and, whilst we take all reasonable steps to provide reliable services, we cannot guarantee uninterrupted provision of electricity, water, heating, internet access, mobile phone coverage or other utility services.

Occasionally, services may be disrupted due to circumstances beyond our reasonable control, including:

  • Power outages.
  • Broadband or telecommunications failures.
  • Water supply interruptions.
  • Utility provider faults.
  • Severe weather events.
  • Essential maintenance or emergency repairs.

Temporary interruptions to utilities, internet access or communications services shall not constitute a breach of contract and will not entitle guests to compensation, refunds or cancellation of their booking, unless required by law.

Guests acknowledge that internet access is provided as a convenience and that speeds, reliability and availability may vary due to the rural location of the property.

Guests use the accommodation, grounds and facilities at their own risk.

Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud or any liability which cannot legally be excluded.

To the fullest extent permitted by law, Nàdar shall not be liable for:

  • Loss or damage to personal belongings.
  • Loss of income, profits or business.
  • Indirect or consequential losses.

Items left behind will be retained for a reasonable period.

Return postage and packaging costs must be paid by the guest.

We shall not be liable for cancellations, delays or inability to provide services resulting from events beyond our reasonable control, including severe weather, storm damage, flooding, fallen trees, wildfire risk, utility failures, natural disasters, epidemics, pandemics, public health emergencies, government restrictions, travel restrictions, acts of terrorism, industrial disputes, or any other event beyond our reasonable control.

Personal information will be processed in accordance with our Privacy Policy and applicable data protection legislation.

These Terms and Conditions shall be governed by and construed in accordance with the laws of Scotland.

Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
